Equifyx Capital – Broker Disclosure Statement

Equifyx Capital operates strictly as a broker and does not make or fund loans directly. Our services are limited to facilitating financing through our network of lending partners and do not constitute direct lending.

We specialize exclusively in exempt real estate transactions, including Debt Service Coverage Ratio (DSCR) loans, in states that do not require specific licensing for commercial or non-owner-occupied residential (1–4 unit) real estate loan brokering. Our DSCR loan facilitation services are only offered in states that allow for exempt transactions without requiring a broker license. These typically include, but are not limited to:

Arizona, California, Colorado, Florida, Georgia, Hawaii, Illinois, Indiana, Maryland, Michigan, Missouri, Nevada, New Jersey, North Carolina, Ohio, Oregon, Pennsylvania, South Carolina, Tennessee, Texas, Virginia, and Washington.

In addition to exempt DSCR transactions, Equifyx Capital also facilitates funding solutions for:

  • Commercial Real Estate Loans
     

  • Business Financing (including Working Capital, Merchant Cash Advances (MCAs), and related commercial funding products)
     

Our compensation is typically earned through broker fees paid by the client and/or lender-paid compensation. Fee structures may vary depending on the specific transaction and lender relationship.

By working with Equifyx Capital, you acknowledge and agree that our role is that of a financing broker and not a direct lender. All terms, conditions, and approvals are subject to the underwriting requirements of the third-party lenders we work with.
